Methodology

  • Source: ACTRIS closed-sale records, aggregated by Mogavero Group at Compass. Methodology version actris-quarterly-1.
  • Closed sale price of $1,000,000 or more, over a trailing 12-month window measured by close date.
  • Single Family Residence only; condominiums, townhomes, land, and multifamily are excluded. The metric is the median of each qualifying sale's closed price divided by its reported living area, not an average or the ratio of aggregate prices to aggregate square footage.
  • A median is published only with at least 5 qualifying sales; otherwise the row shows Insufficient data.
  • Living area between 800 and 25,000 sq ft; price per sq ft between $150 and $5,000.
  • Teardown and lot-value exclusions: homes built before 1960 with under 2,000 sq ft, and sales whose remarks contain: lot value, land value, value is in the land, value in the land, teardown, tear down, tear-down, build your dream, builder opportunity, sold as-is for lot.
  • Neighborhood definitions overlap, so one sale may count in several neighborhoods. Downtown Austin is excluded.
  • The all-tracked row counts each sale once. Its median can shift because the neighborhood mix changes even when individual neighborhood medians do not. Missing comparison coverage and any omitted optional exclusion fields are disclosed with the report.
  • Tracker data describes aggregate sales; it is not an appraisal or investment advice.

Frequently asked questions

What does the tracker measure?

The median closed price per square foot of qualifying single-family sales, by neighborhood, over a trailing window. Medians are shown only when a neighborhood meets the minimum sample.

How often is it updated?

Quarterly, after a completed quarter is imported from ACTRIS exports, reviewed, and published. Published quarters are not revised.

What is months of supply here?

Active listings as of a stated date divided by trailing 12-month Travis County sales per month. It is not a historical quarter-end figure.

Can I use it to price my home?

No. It is a market-level benchmark, not a valuation. For a property-specific opinion, contact Mogavero Group.
